Getting the electrical specification right from the start of a commercial fit-out saves time, money, and headaches. Here's the checklist every Essex business owner needs.

Whether you're fitting out a new office, retail unit, restaurant, or warehouse in Essex, the electrical specification is one of the most critical elements of the project. Getting it right from the start avoids costly changes later.

1Assess Your Power Requirements

Before any work begins, calculate your total power demand. Consider:

IT equipment and server infrastructure.
Lighting loads (LED is strongly recommended).
HVAC systems (air conditioning, ventilation, heating).
Kitchen and catering equipment.
Specialist equipment specific to your business.

Underestimating power requirements is one of the most common and costly mistakes in commercial fit-outs.

2Plan Your Distribution Board

Your distribution board (DB) is the heart of your electrical system. It needs to be correctly sized for your current load with capacity for future expansion. Consider:

Number of circuits required.
RCD and RCBO protection.
Three-phase vs single-phase supply.
Location — accessible but secure.

3Data and Communications Infrastructure

Plan your structured cabling (Cat6 or Cat6A) alongside your electrical work. Running data cables and power cables at the same time is far more cost-effective than doing them separately.

4Lighting Design

A well-designed lighting scheme improves productivity, reduces energy costs, and creates the right atmosphere for your business. Consider:

Lux levels appropriate for the task (offices typically require 300–500 lux).
Emergency lighting requirements.
Occupancy sensors and daylight-linked controls.
LED throughout for maximum efficiency.

5Emergency Lighting

All commercial premises require emergency lighting that activates automatically in the event of a power failure. This must be designed, installed, and tested to BS 5266.

6Fire Alarm Integration

Your electrical contractor should coordinate with your fire alarm installer to ensure circuits are correctly protected and that the fire alarm panel has a dedicated supply.

7Building Regulations Compliance
