Regular maintenance keeps your AC efficient and extends its lifespan. Here is what you can safely do yourself — and what requires an F-Gas certified professional. Plus how to book Essex-wide AC servicing.

Air conditioning systems are reliable, but they are not maintenance-free. A little regular attention keeps your unit running at peak efficiency and prevents the breakdowns that always seem to happen on the hottest day of the Essex summer.

This guide explains what Essex homeowners can safely do themselves — and what legally requires an F-Gas certified professional.

DIY Maintenance: What You Can Do Yourself

Clean or Replace the Air Filter

The air filter is the single most important maintenance task for any AC owner. A dirty filter restricts airflow, reduces efficiency by up to 30%, and can cause the indoor unit to freeze up.

How often: Every 4–6 weeks during heavy use, or monthly as a minimum. How to do it: Most wall-mounted indoor units have a front panel that lifts or slides off to reveal the filter. Remove it, rinse under warm water, allow to dry completely, and replace. Never run the unit without the filter installed.

Keep the Outdoor Unit Clear

The outdoor condenser unit needs good airflow to work efficiently. Check regularly that:

No plants, leaves, or debris have accumulated around or on top of the unit
The metal fins on the sides are not bent or blocked
There is at least 30cm of clear space around all sides

Check the Condensate Drain

The indoor unit produces condensate (water) as it cools the air. This drains away through a pipe. If the drain becomes blocked, water can overflow and cause damage. Check that water is draining freely from the outdoor drain pipe during operation.

Wipe Down the Indoor Unit

Use a soft, dry cloth to wipe the front panel and louvres of the indoor unit. Never use water or cleaning sprays directly on the unit.

What Requires a Professional F-Gas Certified Engineer

Annual Professional Service

We recommend an annual service by an F-Gas certified engineer. This includes:

Deep cleaning of the evaporator and condenser coils using professional solutions
Checking refrigerant levels and inspecting for leaks
Testing all electrical connections and components for wear or corrosion
Checking system pressures and performance against manufacturer specifications
Clearing and flushing the condensate drain

Refrigerant Handling

Only F-Gas certified engineers can legally handle refrigerants in the UK. If your system is low on refrigerant — signs include reduced cooling, ice on the indoor unit, or hissing sounds — you must call a certified professional. It is illegal and dangerous to attempt this yourself.

Electrical Fault Diagnosis

Capacitor failure, contactor wear, and control board faults require professional diagnosis and replacement. These components carry high voltage and should not be handled by non-qualified persons.

Warning Signs Your AC Needs Professional Attention

  • Reduced cooling or heating output
  • Ice forming on the indoor or outdoor unit
  • Water dripping from the indoor unit
  • Unusual noises — rattling, hissing, or grinding
  • Significantly higher energy bills without increased usage
  • Unpleasant smells when the system runs

If you notice any of these symptoms, call 01245 526296. Early intervention prevents minor issues becoming major repairs.

Cost Comparison: DIY vs Professional

DIY filter cleaning and outdoor unit clearanceFree — 15 minutes per month
Professional annual service£120–£180 for a domestic single split
Emergency repair after neglected maintenance£400–£1,200+

The maths is simple. A £120 annual service prevents £400+ emergency repairs and maintains your warranty.
